How a project goes

  1. Talk it through

    We visit the property and listen: what you want, what you can spend, and when you'd like to start.

  2. Get a written estimate

    You receive an estimate that spells out the scope of work, so you know what is and isn't included.

  3. Plans and permits

    Where your project needs plans or permits, we work from your plans and help with the paperwork before construction starts.

  4. Build

    We build to the plan and keep you posted as work moves along.

  5. Walk through the finished work

    Together we go through the finished work, and we fix anything on the list.

I'm James Morris, owner and general contractor of JM Coastal Construction. I studied general business at the University of Arizona, then spent eight years as head of production and head project manager at a general contractor. In that role I managed and built additions, ADUs, new construction, and major remodels, and I saw every project through from start to finish.

That's the approach I bring to every JM Coastal project: someone accountable from the first conversation to the final walkthrough.

Common questions

How much will my project cost?

It depends on the size, the layout, and the materials you choose, so we don't quote a number before seeing the space. After a walkthrough you receive a written estimate that spells out what's included.

Can I stay in my home during construction?

Often, yes. During a kitchen or bathroom remodel, we talk through how you'll cook or bathe while that room is out of use. Additions and ADUs are built beside or onto your living space, so many homeowners stay put. We go over the schedule, access, and any disruption before work begins.

Does my project need a permit?

It depends on the scope and your city. Work that moves walls or changes plumbing, electrical, or structure generally needs a permit, and so do additions and ADUs. We work from your plans and help with the paperwork, so you know what to expect before construction starts.

What's the difference between an addition and an ADU?

An addition expands your existing home and shares its kitchen and entrance. An ADU is a self-contained home with its own kitchen, bath, and entrance. It can be a detached backyard unit, an attached unit, or a converted space such as a garage.
